Worth knowing

Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.

Gelco Crown Repair: The San Antonio Owner’s Guide

We stock and install Gelco-compatible chimney crown repair materials in San Antonio, with most crown repairs running between $450 and $1,200 depending on the size of the crown and how far the damage has spread. Same-week scheduling is typical, though we’ll often get to you sooner if you call early in the week. Most homeowners discover a failing Gelco crown the same way: water stains on the ceiling near the chimney, crumbling mortar on top of the chimney cap, or small piles of sandy grit collecting in the firebox after a hard rain.

What you’re looking at is the concrete or mortar slab that seals the top of your chimney. On Gelco-installed systems, this crown takes a beating from San Antonio’s summer heat and sudden downpours. When it cracks, water gets behind the surface and starts working its way down. The crown is often the first thing to go on an otherwise solid Gelco chimney, because it sits fully exposed to everything Texas weather throws at it.

Which Gelco Models This Applies To

Gelco chimney crowns are built as part of prefabricated and masonry chimney systems, and the crown dimensions vary by the flue tile size and the outer chase dimensions. What matters for repair is not the Gelco model number stamped on the fireplace itself, but the footprint of the crown: the width, depth, and the diameter of the flue opening. We match those measurements to the right repair material, whether that’s a flexible crown coat system or a full re-cast with a reinforced mortar mix.

Here’s the compatibility gotcha most San Antonio owners run into: Gelco crowns on prefab units often look like solid concrete but are actually a factory-installed metal crown with a thin masonry wash over it. If you attempt to patch that with standard mortar from a big-box store, it’ll crack again within a season or two because the metal expands and contracts at a different rate than the patch. We use flexible crown materials designed to move with the chimney, which is the difference between a repair that lasts two years and one that lasts fifteen. We’re an independent service provider, not affiliated with Gelco, but we’ve repaired enough of their installations across San Antonio to know which materials hold up on them.

We also keep DuraFlex and HeatShield products on hand for related repairs, but the crown work itself uses a Gelco-compatible flexible sealant system we’ve tested on dozens of local jobs.

Signs Your Gelco Crown Repair Is Failing

  • Hairline cracks across the crown surface. These start small and widen with every freeze-thaw cycle. San Antonio doesn’t get many hard freezes, but even a few nights in the 20s will push water deeper into those cracks.
  • Spalling, or small chunks of the crown flaking off. You’ll find these on the roof or in the gutter near the chimney. This means water has saturated the surface and the top layer is separating.
  • Efflorescence, or white staining on the chimney exterior. That white powder is salt and mineral deposits left behind when water evaporates out of the masonry. It tells you water is moving through the crown into the brick or stone below.
  • Water in the firebox after rain. A failed crown lets water run down the flue walls. You’ll see damp spots, rust rings, or a musty smell when you open the damper.
  • Cracks in the flue tile visible from the top. Once water gets past the crown, it attacks the flue liner next. By the time you see cracked tile, the crown has been failing for a while.

None of these are a panic situation by themselves. But they’re all signs that the crown is no longer the water barrier it was built to be, and the fix is far cheaper now than after water reaches the interior framing or ceiling.

Replacement Cost & What’s Included

For San Antonio homes, a standard Gelco crown repair with a flexible crown coat system runs between $450 and $800. A full tear-off and re-cast runs $800 to $1,200. Larger chimneys with unusual footprints or crowns on steep roofs push the upper end of that range. You’ll get a written price before we touch anything, so the number you agree to is the number you pay.

Here’s what’s included on every Gelco crown repair we do:

What’s Included Notes
Full crown inspection with photos We document every crack before we touch it, and we’ll show you the photos.
Surface prep Loose material removed, surface cleaned and primed for adhesion.
Flexible crown sealant Gelco-compatible material designed for Texas temperature swings.
Clean-up Drop cloths and shoe covers are down before we start. We photograph the clean-up before we leave.
365-Day Done Right Promise If it’s not done right, we make it right. No fine print.

The crown repair itself is backed by our 365-Day Done Right Promise, part of the Cedarwell Care Promise that covers every job we run in San Antonio. Danny Cortes has a habit of sketching the crown condition in his notebook before we start, so you can see exactly what we found and exactly what we plan to fix.

DIY or Call Us?

You can absolutely check your crown yourself: get a pair of binoculars, stand in the yard, and look for visible cracks, missing chunks, or white staining. That’s useful information, and we’ll take your observations seriously when you call. What we wouldn’t recommend is getting on the roof with a bucket of mortar. Crown repair is not roof-level work for most homeowners: you’re dealing with heights, a slope, and the specific issue that Gelco crowns on prefab units need flexible materials that mortar can’t match. A big-box patch job on a prefab crown usually fails within two seasons, and now you’ve spent money twice.

If you’re in San Antonio and your Gelco crown shows any of the signs above, call (361) 491-3153. We’ll send a technician out, put eyes on the crown, and give you a written price. If the crown can wait, we’ll tell you that too, and we’ll tell you what to watch for so you’re not guessing.
