Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.
DuraFlex Crown Repair: The San Antonio Owner’s Guide
If your chimney crown is cracked, spalled, or pulling away from the flue, we stock and install DuraFlex-compatible crown repair materials right here in San Antonio. Most crown repairs on a DuraFlex system run between $650 and $1,400 installed, depending on how much of the existing crown needs to be removed and rebuilt. We carry what we need on the truck, so the work is usually finished the same day we arrive.

Here’s how most homeowners find the problem: water starts staining the ceiling near the fireplace, or they notice chunks of concrete on the roof after a hard San Antonio rain. Sometimes it’s a musty smell in the firebox that won’t go away. The crown is the concrete cap that seals the top of the chimney, and when it fails, water gets behind the DuraFlex liner and starts working its way down. In our climate, where a dry summer bakes the concrete and a sudden fall storm dumps two inches of rain, that freeze-thaw cycle isn’t even necessary. It’s the thermal expansion and contraction that does the damage, year after year.
Before any work begins, Danny Cortes will walk you through exactly what he sees, sketch the flue condition in his notebook so you can see it too, and hand you a written price. No surprises at the door, no pressure to decide on the spot.
Which DuraFlex Models This Applies To
DuraFlex crown repair applies to any chimney running a DuraFlex relining system, whether it’s the standard 316L stainless steel flex liner or the heavier 304 alloy used in some wood-burning applications. The crown itself isn’t a DuraFlex part, but the way the liner terminates at the crown matters. DuraFlex systems typically use a top plate and storm collar that must be sealed properly into the crown. If the crown is cracked, that seal becomes the first place water gets in.
Here’s the compatibility gotcha most homeowners don’t know: the crown repair material has to be compatible with the existing concrete, not just the liner. If your original crown was poured with a standard mortar mix, a polymer-modified crown coat will bond and flex with it. If it’s an older home near the Pearl district, the original crown might be a sand-and-cement mix that’s now crumbling at the edges, and that changes how much we remove before rebuilding.
You can identify what you have by looking at the top plate where the liner exits. DuraFlex stamps their top plates with a model number, and that tells us the liner diameter, usually 5.5, 6, or 7 inches. The crown itself won’t have a label, but we match the repair to the liner size and the condition of the existing concrete. We also keep HeatShield and Gelco materials stocked for cases where the crown damage extends into the flue itself.

Signs Your DuraFlex Crown Repair Is Failing
- Water staining on the ceiling or walls near the fireplace. This is the number one call we get in San Antonio. A cracked crown lets rain run down the outside of the liner instead of the inside, and gravity does the rest. The stain usually appears days after a heavy storm, not hours.
- Concrete fragments on the roof or in the gutter. Spalling is when the surface of the crown flakes away in pieces. If you see small chunks of concrete on the roof after wind or rain, the crown is actively deteriorating and will only get worse.
- A musty smell coming from the firebox, especially in humid weather. Water that gets behind the liner doesn’t always show itself as a stain. Sometimes it just sits there and grows mold inside the chase or between the liner and the masonry. The smell is the giveaway.
- Rust on the top plate or storm collar at the top of the chimney. The top plate is the metal piece where the DuraFlex liner exits the crown. If it’s rusting, water is pooling on the crown and sitting against that metal. A properly sloped crown sheds water; a failed one holds it.
- Visible cracks in the crown, especially cracks that run to the flue opening. Any crack wider than the edge of a nickel is a problem. Cracks that connect to the flue opening are the worst, because they direct water straight down the chase.

AfterReplacement Cost & What’s Included
In San Antonio, a DuraFlex crown repair typically falls between $650 and $1,400 installed. The price depends on four things: how much of the existing crown is sound, whether the flue opening needs a new top plate or storm collar, how accessible the chimney is from the roof, and whether we need to rebuild the crown entirely rather than applying a crown coat.
Here’s what’s included in our price, every time:
- Removal of loose, spalled, or cracked concrete down to a sound base
- Re-sloping the crown so water sheds away from the flue, not toward it
- Sealing around the DuraFlex top plate and storm collar with high-temperature sealant rated for your liner type
- A written price delivered before any work starts, with no on-the-spot add-ons
- Clean-up that includes drop cloths on the roof path and a photo of the finished crown before we leave
Every crown repair we do is covered by our 365-Day Done Right Promise. If the work isn’t right, we make it right. No fine print, no runaround. Call (361) 491-3153 and ask for a free estimate, and we’ll put the price in writing before we touch a single tool.
DIY or Call Us?
There are exactly two things an owner can safely check on a DuraFlex crown, and both of them happen from the ground. First, look at the chimney after a rain. If the concrete looks darker at the edges than the center, water is soaking in. Second, look for chunks of concrete on the roof after a storm. If either is happening, the crown is already failing, and no amount of caulk from a tube is going to fix it.
Here’s where DIY goes wrong: crown repair isn’t a patch job, it’s a rebuild. You’re working at the highest point of your home, often on a sloped roof, and the materials have to be mixed to the manufacturer’s spec, applied at the right thickness, and sloped correctly. Get any of that wrong and you’ve spent a weekend on a repair that fails in six months. Danny and our crew have served San Antonio families for years, from Alamo Heights to older properties near the Pearl district, and we’ve rebuilt hundreds of crowns. If you want us to look at it, call (361) 491-3153. We’ll tell you honestly whether it needs work now or can wait another season.
FAQs
A properly rebuilt crown using a polymer-modified material typically lasts 10 to 15 years in San Antonio’s climate, provided the original crown was prepared correctly and the slope was reestablished. The main threat here is thermal cycling: summer heat expands the concrete, winter rain saturates it, and the cycle repeats. A crown with the right flex and slope will handle that for a decade or more. Call (361) 491-3153 and we’ll tell you what condition your crown is in now.
Yes, if the crack is narrow, doesn’t extend to the flue opening, and the surrounding concrete is still sound. We can clean the crack, fill it with an elastomeric sealant, and apply a crown coat over the entire surface. If the crown is spalled or the crack runs to the flue, a full rebuild is the honest answer. The only way to know is to get a technician on the roof, and we’ll show you pictures so you can see exactly what we’re seeing.
Most crown repairs take between two and four hours, including set-up, removal of loose material, rebuilding, and clean-up. We’re usually done the same day we arrive. The work itself is finished in a single visit, including the photo of the clean-up before we leave.
Yes, we keep DuraFlex-compatible crown repair materials on the truck, including polymer-modified crown coat, top plates, and storm collars in the common DuraFlex diameters. We also stock HeatShield and Gelco products for cases where the crown damage extends into the flue. If your chimney has an unusual liner size, we’ll source the right part and schedule the repair within a few days.
